Our aim is to make important property information easier to understand and access in one place, without requiring estate agents, buyers, sellers and tenants to search across multiple services.
Data is updated at different intervals depending on the source. While we take reasonable care when collecting and presenting information, users should independently verify any information that is material to a property transaction with the appropriate authority or professional adviser.
HM Land Registry data is used by KeyFacts for property transaction information in England and Wales, including historical sold prices, and for registered title information through INSPIRE Index Polygons.
Price Paid Data contains information about residential property sales in England and Wales that have been lodged with HM Land Registry for registration.

Information reflects the Energy Performance Certificate and underlying dataset available at the time the KeyFacts report is generated.
Scottish Energy Performance Certificate information is obtained through the Scottish EPC Data API.
Non-address information supplied by the service is licensed under the Open Government Licence. Address and postcode information may incorporate intellectual property belonging to Royal Mail and other address-data providers and remains subject to the applicable rights and licensing conditions.
Energy Performance Certificate information should be considered alongside the original certificate and should not be regarded as a substitute for professional energy or building advice.
Environment Agency data is used to provide flood information for properties in England, including information derived from Flood Map for Planning datasets.

KeyFacts uses the Indicative Atlas of Radon Potential for Great Britain to provide an indication of radon potential for properties in England, Scotland and Wales.
The Indicative Atlas is produced by the British Geological Survey and UK Health Security Agency. It provides an indication of radon potential within an area rather than a measurement of radon levels within an individual property.
Only a suitable radon measurement carried out at the property can establish the actual radon concentration within a building.
Historic England spatial data is used to identify designated heritage assets including listed buildings and conservation-related information in England.
Heritage mapping is provided as an indication of the location of designated assets. Mapping associated with a listed building does not necessarily define the full extent of the listing, associated structures or curtilage.
Historic Environment Scotland spatial datasets are used to identify listed buildings and conservation areas in Scotland.

Conservation Area Boundaries published by the Welsh Government are made available under the Open Government Licence. The dataset provides boundary information and users should contact the relevant local authority where definitive information about a conservation area or designation is required.
Listed building information is derived from official Welsh spatial datasets and should be confirmed against the relevant statutory record where the designation is material to a property transaction.
KeyFacts uses official Council Tax information to identify the Council Tax band associated with properties in England and Wales.
Council Tax bands can be reviewed or altered by the relevant authority. The information displayed by KeyFacts reflects the information available from the official service at the time of lookup and should be confirmed where it is material to a transaction.
Office for National Statistics data is used to provide demographic, census and geographical information, including information about local authorities, wards, constituencies and local populations.

ONS datasets used by KeyFacts may be downloaded, processed and stored locally to allow property reports to be generated efficiently.
Ofcom data is used to provide information about fixed broadband availability, broadband speeds and mobile network coverage.
Coverage information is based on data supplied to Ofcom and may include modelled coverage estimates. Actual broadband speeds, mobile signal strength and service availability can vary according to network conditions, building construction, equipment, geography and other factors.
Coverage information shown by KeyFacts should therefore be treated as an indication rather than a guarantee of the service or performance available at an individual property.
KeyFacts uses geographical service-area information to identify the water and sewerage companies that are likely to serve a property in England and Wales.
Supplier boundaries and service responsibilities can change and, in some locations, water and sewerage services may be provided by different organisations. Provider information should be confirmed directly with the relevant supplier where required.
Ordnance Survey information is incorporated into a number of geographical datasets used by KeyFacts, including datasets supplied by HM Land Registry, the Office for National Statistics, environmental bodies and heritage organisations.
Where applicable, Ordnance Survey copyright and database-right attribution is provided in accordance with the licence applying to the underlying dataset.
Interactive maps and map imagery displayed within KeyFacts reports may use Google Maps and associated mapping or imagery providers.
